Short Term Lease - Event Rental
1.   PARTIES:  This agreement is made and entered into on                                  
between La Poste LLC, hereinafter “Owner” and                             , hereinafter “Tenant(s)”.

2.   PREMISES:  Subject to the terms and conditions below, Owner rents to Tenant(s), and Tenant(s) rents from owner, for event purposes described below only, the premises located at1219 Warford, Perry, Iowa 50220, comprising of the main floor.

3.  TERM:
The rental shall begin:    date:  ______________                       time:  _________  
The rental shall expire:   date:  ______________                       time:  _________                
The event is understood to be: ________________________________________
Keys may be picked up: date:  ______________                     time:    ________ and after rent is paid in full.  
Cleanup must be complete by: date: _______________    time:    ________                  

4.   RENT:
On signing this Rental Agreement, Tenant(s) shall pay to Owner the sum of $__________ for rent.
The deposit:     $__________ will be paid upon signing this agreement.  
The balance:    $__________ will be due 10 days prior to the event date.

The rent shall be paid to La Poste LLC, 1219 Warford, Perry, IA 50220

 5.  CANCELLATION POLICY:  If your event is cancelled 12 months or before the date of your event, you will receive a refund in full.  If your event is cancelled anytime thereafter, there will beno refund on the space.  We must receive any cancellation in writing 12 months or more in advance to qualify for a refund. 

6.  RETURNED CHECK CHARGES:  In the event any check offered by Tenant(s), or either of them, to Owner in payment of rent or any other amount due under this agreement is returned for lack of sufficient funds or a closed or nonexistent account, Tenant(s) shall pay to Owner a check-return charge in the amount of $35.00. 

7.   USE AND OCCUPANCY:  The premises are to be used only for the event described as follows:
                Weddings                                                  Holiday Parties
               Graduation Parties                                   Bar & Bat Mitzvahs
               Service Organizations                             Birthday Parties
               Church or School Events                       Quinceaneras
               Class Reunions                                         Retirement Parties
               Private Meetings                                       Memorials
               Business Meetings                                  Any Special Occasion 

        NOTE:  The MAXIMUM OCCUPANCY for this event is 225 persons. 

8.  ACCESS FOR INSPECTION AND EMERGENCY:  Tenant(s) agree that Owner or Owner’s agents may enter the premises in the event of any emergency.

9.  REPAIRS AND ALTERATIONS:  Except as provided by law or as authorized by the prior written consent of Owner, Tenant(s) shall not make any repairs or alterations to the premises.

10.  DAMAGE TO PREMISES AND FINANCIAL RESPONSIBILITY:  In the event the premises are damaged by fire or other casualty which render the premises uninhabitable, Owner shall immediately notify tenant and tenant will be refunded 100% of down payment of rent.  Owner shall not be required to make any repairs or replacements of any property brought onto the premises by Tenant(s).  Tenant(s) agree to accept financial responsibility for any damage to the premises from fire or casualty by Tenant negligence.  Damages to plumbing, HVAC or other building systems caused by Tenant negligence or misuse will be paid by Tenant(s).

     a. $500 damage deposit not to be cashed unless necessary.

11.  MATERIAL CLAUSE:  It is understood and agreed that by breach by Tenant(s) of any paragraph of this Agreement would constitute a material of covenant and good cause for eviction.

12.  ENTIRE AGREEMENT:  This document constitutes the entire agreement the parties, and not promises or representation other than those contained herein and those implied in law, have been made by Owner or Tenant(s).

13.  Waiver of any term or condition of this Agreement shall not be deemed waiver of any other term for any other occurrence.

14.  ADDITIONAL PROVISION:  
          1.  Rent to be paid in the form of personal check, money order or cashiers check.
          2.  Tenant shall provide proof of event insurance prior to date:
